TVRM LONG TERM RENTAL POLICIES: - 6 month and 1 year lease commitments for qualified tenants.
- Proper screening of all prospective tenants age 18 and over with a criminal background, credit and reference check.
- Every tenant age 18 and over occupying the property will be listed on the lease.
- Pet(s) may be accepted at the discretion of the owner with the proper security deposit and signed pet rider in place.
- All homes are rented as nonsmoking.
- First and last months rent along with a security deposit will be collected in certified funds prior to occupancy.
- Monthly rent must be postmarked by the 5th of every month or it is considered late.
- Only one check will be accepted for rent payment. No partial payments will be accepted at any time.
- A $50.00 late fee will apply for any rent payment made after the 5th of the month.
- A $25.00 TVRM fee plus $25.00 bank fee will apply ($50.00 total) for any bounced check.
- Once a lessee has bounced a check, only certified funds will be accepted for rent payment.
- Last months rent and security deposit will be forfeited if lessee vacates prior to the fulfillment of lease.
- Security deposit money will be returned to lessee with proper accounting of deductions for damages within 30 days of vacating of premise.
- Normal wear and tear cannot be deducted from the security deposit according to Idaho state law and the lessee will be entitled to a full refund provided the home is clean, all utility bills, late fees and/or bounced check fees have been paid in full.
- Security deposit refunds will be made out to one designated payee listed on lease.
- Proper 30 days notice must be given to TVRM in writing if lessee does not plan to renew lease.
